Homes at Element at 3900 do not include private yards. However, our upstairs homes feature private balconies, offering an outdoor space for fresh air and relaxation, while our ground-level homes include a private patio. Our leasing team can provide details on which available homes include balcony or patio access.

You can schedule a tour online, give our leasing office a call, or stop by during business hours. We offer in-person tours and, when available, virtual options so you can explore the community in the way that works best for you.

Applications can be completed entirely online. Simply choose your desired floor plan, select an available home, and follow the prompts to submit your application and pay the application fee.

Applicants typically need a valid photo ID, proof of income (such as recent pay stubs or an offer letter), and required to complete a background rental historyand credit screening. Income requirements are 3x the monthly rent.

Yes, renter’s insurance is required for all residents. You’ll need to provide proof of coverage before moving in, including liability coverage that meets our community’s minimum requirements.

No, our community does not offer furnished homes. All homes are provided unfurnished so residents can personalize their space to fit their needs and style.

Yes, we host regular community activities. A monthly calendar is provided to all residents so you can stay updated on upcoming events and gatherings close to home.

Yes, quiet hours follow Macon-Bibb County guidelines. “Unreasonably loud” noises that can be heard inside another person’s home are prohibited. Quiet hours are Sunday–Thursday from 9:00 p.m. to 7:00 a.m., and after 11:00 p.m. on Friday and Saturday nights.

Noise concerns can be reported by contacting the leasing office. If the situation is urgent or requires immediate assistance, residents should call the emergency line or 911 when needed.

No, subleasing is not allowed. Anyone living in the home must be approved through the leasing office and added to the lease agreement, and all occupants over the age of 18 must complete the application and approval process.

If you need to end your lease early, please contact the leasing office to review your options. Early termination fees and requirements may apply based on your lease terms.

A 60-day written notice is required before moving out of your home.

 
After submitting your notice, you’ll receive move-out instructions, a Notice to Vacate form, and a cleaning charge sheet outlining cleaning expectations. You will also receive details on key return steps and information for scheduling a pre–move-out inspection to help ensure a smooth transition from your home.

Non-emergency maintenance requests can be submitted through the resident portal or by contacting the leasing office during business hours. Please provide as much detail as possible so our team can address the issue efficiently.

Maintenance requests are handled as quickly as possible. Emergency issues are addressed immediately, while non-emergency requests are typically completed in the order they are received during normal business hours.
